Work Horse Partners LLC (WHP) is a Utah based real estate development company that focuses on value-add,
adaptive—reuse and ground up construction of multi-family properties.
Why Work Horse?
WHP distinguishes itself by growing their property values at an exceptional rate. It is not unusual for WHP properties to achieve 3Xs multiples, over 20% ten year IRRs and cash flows in excess of 8%. WHP’s properties are extensively and carefully vetted based upon location, current and long-term market conditions, financing options, rent and non-rent income growth, operating expenses, and needed renovation and/or remodel costs.
Although our current focus is along the Wasatch Front area of Utah, WHP welcomes opportunities in Denver, Colorado; Boise, Idaho Falls, Idaho; Las Vegas, Nevada; and St. George, Utah.
WHP was created in 2012 however it did not begin its development focus until 2017. Since then WHP has been the sponsor or co-sponsor for multiple properties.

Equity Sources
Most of the equity for WHP’S multi-family properties come from friends and family, high net-worth individuals, mezzanine positions and institutions. Most all investors are return investors with some participating in as many as five WHP properties. WHP investments include “merchant build”, long term holds and everything in between. WHP welcomes new investors; they are invited to learn more by registering in the investor portal.
