Mission Statement

Work Horse Partners LLC’s mission is to provide apartment investment opportunities for their equity partners that achieve their financial goals; are in exceptionally high growth metropolitan areas; located in trend setting safe neighborhoods; have unusual growth potential; have carefully devised and vetted business plans executed by the best and highest performing management company.

Company History

WHP was created in 2012 however it did not begin its development focus until 2017.  Since then, WHP has been the sponsor or co-sponsor for seven successful value add properties, four value add properties as part of their management portfolio, two owner/sponsor of ground up developments, and many consultant/advisor development ventures.

Nxt Property Management

Part of the Workhorse Partners team includes Nxt Property Management. In 2012 Kent Nelson created Workhorse Residential, an apartment management company, and grew it to about 800 units. Then in 2017 Workhorse Residential and Western States Lodging merged creating Nxt Property Management (Nxt). Kent Nelson is a major stockholder and a managing member of Nxt so Nxt manages all the Workhorse Partners Properties.

Work Horse Partners is relentless in its search for apartment opportunities. WHP is the top prospect of all the best Apartment brokers; WHP finds deals off-market, deals that are listed and go through “best and final” process, deals that are from their management platform, deals that are adaptive reuse, deals seeking a 1031 exchange, infill locations, ugly properties, apartment owners in emergency mode, deals in great need of upgrades, and often deals that are found by just old fashion “cold calling”. No body works harder than WHP; focused hard work is where the best apartment opportunities are found.

THE BUSINESS PLAN

Once an opportunity has been selected, then a business plan is prepared; WHP’s plan is all about meeting the needs of the demographics of the market while achieving the highest rents with the lowest turnover. Modernizing floor plans, upgrading cabinets and countertops, selecting the finishes, adding a media package, new amenities, adding washer dryers, replacing windows, replacing flooring, transforming curb appeal, replacing roofs, etc. are all part of the WHP business plan. When finished the property will be the flag ship of the neighborhood providing affordable, well designed, high functioning apartments homes.

 

EXECUTION

The best laid plans cannot achieve their success unless the management company executes the plans. Kent Nelson the managing member of Work Horse Partners is also the major owner of Nxt Property Management Company.
